Calderdale house prices increased slightly in January
House prices increased slightly, by 0.7%, in Calderdale in January, new figures show.
The boost contributes to the longer-term trend, which has seen property prices in the area achieve 7.7% annual growth.
The average Calderdale house price in January was £159,861, Land Registry figures show – a 0.7% increase on December.
Over the month, the picture was better than that across Yorkshire and The Humber, where prices decreased 1.4%, and Calderdale outperformed the 0.5% drop for the UK as a whole.
Over the last year, the average sale price of property in Calderdale rose by £11,000 – putting the area 19th among Yorkshire and The Humber’s 24 local authorities for annual growth.
The best annual growth in the region was in Ryedale, where property prices increased on average by 24%, to £290,000. At the other end of the scale, properties in Barnsley gained 2.8% in value, giving an average price of £130,000.
Winners and Losers
Owners of semi-detached houses saw the biggest improvement in property prices in Calderdale in January – they increased 1.1%, to £179,622 on average. Over the last year, prices rose by 8.1%.

First steps on the property ladder
First-time buyers in Calderdale spent an average of £137,800 on their property – £9,200 more than a year ago, and £23,600 more than in December 2015.
By comparison, former owner-occupiers paid £178,600 on average in January – 29.7% more than first-time buyers.
How do property prices in Calderdale compare?
Buyers paid 10.8% less than the average price in Yorkshire and The Humber (£179,000) in January for a property in Calderdale. Across Yorkshire and The Humber, property prices are low compared to those across the UK, where the average cost £249,000.
The most expensive properties in Yorkshire and The Humber were in Harrogate – £306,000 on average, and 1.9 times as much as in Calderdale. Harrogate properties cost 2.6 times as much as homes in Hull (£119,000 average), at the other end of the scale.
The highest property prices across the UK were in Kensington and Chelsea, where the average January sale price of £1.3 million could buy 14 properties in Blaenau Gwent (average £93,000).
